ITC Federal Tax Credit Purchase

  • Investor will purchase an ITC tax credit at a 20% discounted rate and take over ownership of the 30% federal tax credit, which can be used as a deduction over 5-years. Investor is buying $1 of a tax credit for $.80 cents and still gets to write off the $1 with Uncle Sam.
  • Available ITC tax credit purchase amounts can be as low as $5,000 and as high as $600,000.
  • ITC tax credits are generally purchased from Non-profits and homeowners that cannot use the tax credit.

1st Trust Deed Loans

  • Investor Term Commitment:  Minimum 6-months, out to 36-months
  • Investor Annual Rate of Return:  10%
  • Average Investment:  $25,000

1st Trust Deed Bridge Loans

  • Investor Term Commitment:  6-12 months
  • Investor Annual Rate of Return:  14% 
  • Average Investment:  $50,000-1,000,000

2nd Trust Deed Bridge Loans

  • Occasionally the right property, located in the right area needs hard money financing in the second position. 
  • Silver Tree Capital will work with a borrower in the second position as long as we are also tied into the net profits of the sale. Maybe 1 out of 20 second position loan requests will make sense, that’s why Silver Tree Capital will conduct thorough back ground checks, financial audits, broker and comparable market-place research, analyze construction and contractor costs, before ever considering a second position loan.
 

INVESTOR NOTE
FINANCING


2-Year Note Financing

  • From time-to-time a note owner will run out of money and seek to sell off a portion of a property note they own. STC will purchase 2-years of that note’s payment stream for $.70 cents on the dollar, from the note owner. 
  • Note owner will assign their rights to collection of the note over to STC via County Recording and STC/Investor will be in 1st position on that note during the 2-year term period.

5-Year Note Financing

  • From time-to-time a note owner will run out of money and seek to sell off a portion of a property note they own. STC will purchase 5-years of that note’s payment stream for $.60 cents on the dollar, from the note owner. 
  • Note owner will assign their rights to collection of the note over to STC via County Recording and STC/Investor will be in 1st position on that note during the 5-year term period.

  • Actual investor rates of return are based upon each specific investment and will be determined in advance of an investors participation, put into written form and require the investor sign-off before they ever participate in that investment opportunity.
